Project Description:
Mixed-Use Building, New Administrative City of New Aswan Program The developer, desired to construct a permissible 19,575 square meter mixed-use structure. He indicated his commitment to the city to build a structure of substance on the distinguished site. The lot is located on a hill overlooking the River Nile and is adjacent to a major public park, 'Central Park', to be built in the immediate term. The stacking determined to establish a tripartite diagram: A building base containing three floors mall, a middle floor accommodating distinct professional offices and top two floors housing high-end residential units. A below grade two floors parking garage were deemed necessary to meet the zone and use requirements.
Project Innovation / Specification:
The project expands on the Ancient Egyptian principals of celebrating the buildings relationship with the river and the celestial. The undulating form of the building represents metaphorically the river and how it carves its passage into the land. The use of reflective anodized panels on the facades aims to demonstrate the color of the light around the calendar year, thus articulating the celestial. These two principals were fundamental to the architecture of Ancient Egypt.
Project Sustainability Approach:
The project will utilize environmentally friendly concrete mix for the colums and slabs, Recycled Anodized Aluminum Panels and recycled Windows and Glass for the building facades.
Local and Regional Impacts of the Project:
The building is located on the main thoroughfare of the city and in close proxmity to its entrance. The proposed state of the art design assured the city that the new building will set the tone for the current empty surrounding lots. Only major public buildings were built to date; thus a public university, a regional hospital, a social club and two hotels.
